I’m Michael with Only Direct Deals — and I wanted to send you a quick intro so you know who I am, how our process works, and how to move fast on deals when something catches your eye.
✅ First thing to know: I’m a real estate investor first.
You’re not dealing with a random middleman who doesn’t understand the numbers — I do the same thing you do, I buy properties myself, and I built Only Direct Deals to make deal flow cleaner and easier for serious buyers.
What Only Direct Deals Actually Is
Over the years, I’ve acquired and merged multiple wholesale divisions under one roof so I can streamline the process and run this statewide.
On top of that, my firm has a large marketing division generating leads from everywhere — and instead of letting good opportunities sit on the shelf, I built a wholesale arm so we can contract more deals and send out real discounts to buyers that can actually perform.
The result is simple:

Wholesale is a “deal distribution” business; so yes, sometimes you’ll see the same property come through other channels too.

The Fastest Way to Buy Our Deals (My Recommended Process)
Here’s how to move through deals quickly and cleanly:
✅ Step 1: Run your soft numbers first
If a deal comes through and it looks interesting, run your quick numbers first (ARV, rehab range, comps, holding costs).
✅ Step 2: If you’re close — request access
If your numbers are in the ballpark of our asking price, reach out and we’ll get you access so you can walk it and confirm it makes sense.
✅ Step 3: If it doesn’t make sense — skip it
No hard feelings at all.
I try to keep these deals priced tight and clean, and we don’t play the “let’s go back and forth forever” game.
A Quick Note About Pricing + Renegotiations
Our pricing is typically no-haggle and already discounted.
I’m not trying to put massive spreads on deals.
I’d rather move good opportunities to good buyers and keep everything clean.
If you see a deal you like, just let me know and we’ll get you access. If you buy sight unseen, that’s fine too — as long as it’s a 100% committed offer.
I don’t renegotiate after the fact.
